Notice of Application for Minor Variance: June 2 2026
In the matter of Section 45 of the Planning Act, the Township of Madawaska Valley hereby gives Notice of an Application for Minor Variance.
Subject Lands: 15 Dunn Street, being part of Lot 23, Concession 3, in the geographic Township of Sherwood, Township of Madawaska Valley.
Purpose and Effect: The purpose and effect of the Minor Variance application is to permit the expansion of the main commercial building located at 15 Dunn Street. The proposed building expansion requires three variances to the Township’s Zoning By-law, as follows:
- Section 9.2 c) to reduce the front yard setback from 3 metres to 2.25 metres;
- Section 9.2 f) to reduce the minimum required rear yard setback from 2 metres to 1.45
metres; and - Section 9.2 g) to increase the maximum lot coverage on the subject property from 33%
to 50%
PLEASE TAKE NOTICE that the Township of Madawaska Valley Committee of Adjustment will hold a public hearing in accordance with Section 45 of the Planning Act on June 2nd, 2026, at 9:30 a.m.
This meeting will be held both in-person at the Township of Madawaska Valley Municipal Office located at 85 Bay Street, Barry’s Bay and virtually via Zoom. Additionally, the meeting will be recorded and made available for viewing on the Madawaska Valley YouTube Channel.
Participation: Any member of the public wishing to provide comments related to the application may do so in writing at any time prior to the meeting or orally during the meeting (in-person or virtual). Written comments can be submitted to planning@madawaskavalley.ca until June 1st, 2026 at 2:00 p.m.

information regarding the Minor Variance is available for inspection at the Township of Madawaska Valley
Municipal office during regular office hours.

Accordingly, all written submissions, documents, correspondence, e-mails or other communications (including your name and address) form part of the public record and will be disclosed/made available by the Municipality to such persons as the Municipality sees fit, including anyone requesting such information.
